Sandhills

Sandhills is an Eco house that generates its own renewable heat and electricity.  The beautiful glass front wood burner in the living room is as much for aesthetics, and the sensation of being snug, as it is for generating additional warmth.  

Underheated oak and stone floors in the main living areas are one of the many design features that set Sandhills apart as an imaginative contemporary building.  The house is designed to make the most of its fantastic aspect, and the cantilevered roof creates huge glass windows through which to enjoy the spectacular view.

There are three master bedrooms with double beds:

Master 1: From your bed in this most easterly room you look out down the garden to the ocean. There is an ensuite rain shower and bathroom with underfloor heating.

Master 2: This fine bedroom again has marvellous sea views, as well as looking toward the waving grass on the sand dunes. Ensuite shower/bath and bathroom with underfloor heating.

Master 3: The largest of all the bedrooms, this lovely space looks out onto the terraced lawn and beneath it the greens of the Burrows. A capacious ensuite bathroom with shower.

Bedroom 4: This room has two single beds and a double bunk bed

Bedroom 5: This room has a double bed with a single bunk above, a single bed and a cot bed.

Bathroom: Next to Bedroom 4; this has a bath, shower and basins.

Main Living Area: Walk down the stairs into this sweeping space and be transfixed: the views stretch from Barnstaple to Westward Ho! - and on a clear day you can make out Clovelly, and Hartland Point.

The highly spec'd kitchen is designed to cater to large numbers: a double size fridge, plenty of pots and pans, knives, all the plates / cups / cutlery (adult and children) you might need, as well as seasonings and so on. Microwave. 2 ovens. Nespresso...

The dining table lies between the kitchen and the lower living area - the dining table is 2.5m long and seats 10-14 (larger than the one pictured): deep and comfortable sofa, the log fire, and windows which open for a wonderful inside / outside effect.

Den: For the evenings, for watching the tv, for those times when you just have to play ping pong.

Study: Small study with a desk and internet access.  In the east corner of the house, ideal for hiding away to catch up with reading and work. 

Utility Room 1: More of a pantry, this is down steps from the kitchen and is ideal for bulky shopping and preparation for entertaining.

Utility Room 2: Between the Den and the hot outdoor shower, this is where boots and beach kit is stored, also washer and drier.

Garden: ample arena for ball games, and a 12ft trampoline with nets in a shaded spot. There is a place to eat in the garden, also loungers for sunbathing.

Pets: Please check with the owners if you are planning on bringing pets

Services:  Sandhills heat and power comes predominantly from air source heat pumps and solar PV.  In addition there is a MVHR system that ensures fresh air and heat are continually distributed through the house.

Sandhills is a no smoking house.
